M and H Happy Homes Private Limited is a zero-brokerage real estate marketing organisation and an authorised marketing partner of the listed developer(s). We are not the developer or promoter of any project featured on the Site. Project information is provided by the respective developer and is subject to verification under RERA.

Information We Collect

Information you give us directly

  • Name, mobile number, WhatsApp number, email ID
  • City of residence, budget range, configuration preference (e.g., 2 BHK, 3 BHK)
  • Messages, enquiries, brochure / cost-sheet / floor-plan requests sent via WhatsApp, call, web form or email
  • Any other information you voluntarily share during a site visit, virtual tour or consultation

Information collected automatically

  • IP address, device type, browser type and version, operating system
  • Pages visited, time spent, referring URL, click events
  • Cookies and similar tracking technologies (see Section 09)

Information from third parties

  • Lead data shared by listing portals and ad platforms (Meta, Google, etc.) where you have consented to be contacted

We do not knowingly collect "sensitive personal data" such as financial account details, biometric data, health information or passwords through the Site. Please do not share such information unsolicited.

Lawful Basis & Purpose

We process your personal data only for one or more of the following purposes:

  • To respond to your enquiry and share project brochures, cost sheets, payment plans, floor plans and offers
  • To schedule and conduct site visits, sample-flat tours and virtual walkthroughs
  • To connect you with the developer and / or RERA-registered brokers for the project of your interest
  • To send updates and offers about real estate projects via SMS, WhatsApp, RCS, email or telephone, in line with TRAI regulations
  • To carry out KYC, anti-fraud checks and statutory compliance
  • To improve our website, services, advertising and customer experience
  • To comply with legal obligations, court orders or lawful requests by public authorities
  • For internal record-keeping, audits and dispute resolution

Where required by law, processing is carried out on the basis of your consent, which you may withdraw at any time as described in Section 08.

How We Share Information

We do not sell your personal data. We may share it with:

  • The developer / promoter of the specific project you have enquired about
  • RERA-registered brokers, sub-brokers and channel partners working with us on the relevant project, for the limited purpose of fulfilling your request
  • Service providers who support our operations (cloud hosting, CRM, analytics, communication APIs such as WhatsApp Business, email / SMS gateways) under contractual confidentiality obligations
  • Group or affiliated entities of M and H Happy Homes Private Limited
  • Government authorities, regulators, courts or law enforcement where disclosure is required by law, including under RERA, the DPDP Act, the Income Tax Act, PMLA, or in response to a valid legal process
  • Advisors, auditors and insurers on a need-to-know basis
  • Successors-in-interest in the event of a merger, acquisition, restructuring or sale of assets

All such third parties are required to handle your information in line with applicable Indian data-protection laws.

Cross-Border Transfers

Some of our service providers may store or process data on servers located outside India. Where such transfer takes place, we ensure that the recipient maintains a level of protection comparable to Indian law, and that transfers are made only to jurisdictions permitted under the DPDP Act and the rules notified thereunder.

Data Retention

We retain your personal data only for as long as is necessary for the purposes set out in this Policy, including:

  • For the duration of our engagement with you and a reasonable period thereafter to respond to follow-up queries

No Offer or Contract

Nothing on the Site constitutes an offer, invitation or recommendation to purchase any property. All bookings, allotments and agreements are governed exclusively by the formal documentation issued by the developer in line with RERA.

The images, renders, walkthroughs, plans, areas, configurations, prices, offers and timelines displayed on the Site are indicative and for representation purposes only and may differ from the actual product, pricing or specifications.

Project Raymond TenX District 9 is registered with MahaRERA under registration numbers PM1331012502632 (Tower A) and PM1331012502633 (Tower B). Full project details, approved plans and disclosures are available on the official MahaRERA portal at maharera.mahaonline.gov.in.

This Site is operated by an authorised marketing partner. M and H Happy Homes Private Limited is a ZERO brokerage platform on a mission to simplify the home search through technology, people and process. We may share lead data with RERA-registered brokers / companies for further processing, and may send updates to the mobile number or email registered with us.
